REO property investments can be a way to make money. As with any investment, there are risks. You also have to do your homework. REO stands for real estate owned. When a bank forecloses on a home, they try to sell it at auction. If it does not sell at auction, the bank ends up owning the property and it is now called an REO. It’s easy to find REO listings. Most banks will use a local realtor but some have in house staff.

Bank owned properties or REO properties are usually sold below market value, making them very attractive to investors. But buyer beware- as with most investment transactions there are some advantages and some risks.

An REO property investment will usually start out with equity. The bank will check on and settle all secondary liens on the property so it owns it outright. It then adds up all expenses and comes up with a price to sell the property. The bank is basically just trying to break even. They will sell the property for the sum of the balance of the mortgage and additional expenses. If the house had equity when it went into foreclosure, there will be profit for the investor because the bank will sell the property for less than market value.

Another advantage is that you know your REO property investment will come with a free and clear title. The bank handles all that beforehand because it settles all liens. That takes away a lot of potential headaches.

With a bank owned REO property you don’t have to deal with the previous owners. Sometimes that can get emotional. You also have a better chance to do an inspection of the property than you would if you were buying it at auction.

Find out why the home did not sell at auction. This should be the first information gathered when you start to research a property. You don’t want to get a property that will cost you more to get ready to sell or rent than you expected. There can be some things wrong but you just need to know about them going into the sale. The bank has its price, you need to have yours.

If you are a teenager, never think you are too young to start investing. All you really need to invest is money. You really don’t even need to have much of that either. The idea of having a second home in the Caribbean or an investment property on a Caribbean island is a fantasy for many of us – or a pipedream at best! When making a Caribbean Real Estate Investment decision it’s wise to consider all forms of data. It seems that google search terms are now going through the roof for ‘Costa Rica real estate’.

With the last month having seen 90,500 searches on Google, there is ‘guarded optimism’ coming from Costa Rican (CR) realtors according to CR’s national newspaper the Tico Times. According to the newspaper, there are people coming to view properties in CR.

On the Happy Planet Index – a program introduced by the New Economics Foundation – which measures ‘happiness’ in terms of human well-being and environmental impact, CR is No 1 of 143 countries measured. That isn’t an easy feat I’m sure. The country is planning to be the first ‘carbon neutral’ country by 2021.

The President of Costa Rica, Oscar Arias, is the holder of a 1987 Nobel Peace Prize for his work towards bringing peace to Latin America when it was going through a period of turmoil. He has also changed the economic focus of the country onto a more modern agricultural focus (flowers and exotic fruits) and tourism as opposed to coffee and bananas. However, production of gourmet coffee beans is bringing an income for the country.

In terms of tourism, Costa Rica is known for it’s great surfing opportunities and it’s ecotourism. On the scale of attractiveness for developing a travel and tourism business (Travel & Tourism Competitive Report – 2009), it rates 2nd in the Caribbean, just behind Barbados and 1st in the Latin American countries.

With all of these factors combined, does this mean that Costa Rica is one of the first to emerge from the world’s downturn with it’s real estate interest…? We will have to wait and see, but if I had to put my money onto one of the countries for my Caribbean Real Estate Investment.. I think Costa Rica would definitely be in the running.

Many countries have been suffering from the economic problems that we are facing today. Almost every country in the world has been and will continue to be affected by the bad economy including even China. However thanks to multinational investing we have to figure that some countries will be better to invest in than others. Just because you choose a country that has a great financial system, doesn’t mean you can’t lose out on any individual stock. My screening methods for finding stocks that are worth investing in in other countries are simple, but they need to expressed. The company must have a low amount of debt; a current ratio of greater than 1, and a debt to equity ratio of less thank one half is advisable. The company should have a moat, meaning it should be hard to compete with; part of your screening will take some common sense. The last thing to look for is a companies return on equity, which should be higher than 25. A high return on equity shows you how much the stockholders should be getting if the debt is low and it’s the most important figure to look at investing in stocks.
