Foreigners will find that Panama has special regulations which favor investments in real estate.

• Unlike other tourist destinations, foreigners and nationals can:
• Buy almost all kinds of property (except for the rainforest 5km way from the border)
• Own property through shares in corporations, private foundations and trusts
• Open bank accounts in US dollars free from exchange conversion loss, as well as in euros and other hard currencies
• Live without having to file Panama tax returns as long as they are not making an income from their Panama property or their activities inside Panama
• 5 to 20 year property tax holidays, depending on the date of construction of improvements.Foreigners have the added advantage of bilateral investment treaties with the U.S., France, United Kingdom and most European countries which further ensure protection of their investments in Panama.

Just as with any investment, proper due diligence is necessary before paying for any property – even before that first downpayment. A savvy buyer must verify that the seller is the true owner of the property for sale and that no restrictions or liens forbid its sale. The first payment must be accompanied by a written agreement describing the property and executed by a seller property authorized to do so under local law. Appropiate counsel can assist in avoiding unnecessary delays in the transfer of title.

European, Canadian, US and citizens of several Asian countries can stay in Panama with tourist visas for up to 90 days. Full residency is granted to foreigners:

• Investing US$160,000 in a Panama non-retail business and effectively employing 5 Panamanians,
• Holding a US$300,000 CD time deposit (plazo fijo) account in a Panama bank for at least 3 years or in the National Bank yielding US$2000.00 monthly for 5 years,
• Buying a house in Panama mortgage-free for US$300,000 and/or a mixture of the house paid for and time deposit for at least 3 years totalling US$300,000,
• Investing at least US$60,000 to buy at least 10 hectares of rainforest for reforestation
• Earning a pension from a social security or any foreign government pension authority above US$1,000.00 monthly as Pensioner ("Pensionado").Other residence categories exist that are applicable to foreigners sponsored by local employers or educational institutions as part of a foreign worker quota of no more than 10% per company or who marry a Panamanian spouse. Residents for 5 years can apply for naturalization as Panama citizens and have a Panama passport.

Equity investing refers to an investor or perhaps a fund buying a share of stock and then holding it. This is done with the expectation that the stock will provide some form of income whether it is from dividends or capital gain due to rising stock value. Equity investing can also mean partial ownership of a private company not listed on the stock exchange. In some cases the companies are fresh startups. This is called venture capitalism and is a substantially higher risk then investing in an established company with an established track record.

Most equities that an individual investor holds are in the form of mutual funds as part of a pool of investors. Mutual funds are professionally managed funds that allow a diverse portfolio to minimize risk. To identify a good stock for the purpose of holding, there are two methods used. One is Technical analysis and fundamental analysis is the other.

Technical analysis is a study of the price history of a share compared to the price history of the market as a whole. Fundamental analysis involves the study of all financial data to forecast trends in relation to stock market activity. Once a good stock has been determined, they are usually held in order to receive a dividend or the value from capitol gains. The additional appeal of a mutual fund is in the fact that as more of an investor’s money is put into the fund, the more the investment will be affected by market increases.

Dividends are payments that a company will make to shareholders when the company is making a profit. Normally a board of directors on a quarterly basis decides the dividends. Even if a company posts a loss for a quarter, dividends can still be issued based on previous earnings. Since shareholders are part owners of a company their primary interest is that the business provide a profit.

Dividends can be issued by paying out cash to shareholders based on the number of shares they own. Stock and property dividends are also other ways a profit can be paid out to share holders. For a stock dividend additional shares are issued to owners based on a predetermined percentage. Property dividends are paid out by issuing assets from either the issuing or the subsidiary corporation.

Some companies avoid paying out cash dividends in order to reinvest the money into the company. This allows companies to expand, increase budgets and invest in other ventures. In some cases this can serve as a protection for shareholders since they could possible be taxed double because of income tax laws.

A common way for investors to deal with cash dividends is to enroll in a dividend reinvestment plan. This allows the holder to continuously buy small amounts of stock without a commission. Increasing the ownership in a company increases equity.

There are certain tax ramifications due to capital gains; a professional tax specialist should be consulted in order to properly prepare for the taxes that may be necessary due to an increase in capital assets. IRS tax laws are very clear when it comes to defining an asset. Basically anything a person owns can be considered a capital asset, by selling capital assets at a profit, that profit is considered taxable.

Beginner stock market investing advice is far ranging on the internet. I’ve said it before that the individual investor will find it hard to make money in stocks. Most individuals are ready to invest in stocks right now. Yet to make money you need to study and studying takes motivation, which is very hard if all you want to do is impatiently throw your money into stocks.

If you don’t want to study then here are some tips.

1-Throw out the rulebook. There are no set rules for investing and there are no guarantees of success.
2-The best analysts make informed decisions. They have detailed reasons for buying a stock and for selling.
3-Determine how much risk you wish to be open to. This depends on your goals, so have your goals formulated first.
4-Price isn’t the same as value. If investing as an individual look at the reasons some stock is priced high and some is priced low. It cold be that business sector in general is suffering a downturn and it’s having a knock-on effect of other, more stable stocks.
5-Check a companies net worth, which is profit AFTER taxes.
6-Depending on your investment capital you should spread your investment risk. It is ok to have money in riskier and potentially higher return stocks, just balance it out by having capital in a variety of stocks and other investments.

The best advice I received was no matter what the economic conditions you should always invest because in the long run you’ll come out on top. Put it this way, whoever got rich putting money in the bank? You know what the banks do? They invest your money and make more money. Isn’t it about time you invested your money?

You’ve probably seen evidence of the modern day gold rush – everything from Super Bowl commercials to famous financial advisors telling you to buy gold. In the past six months, many people have asked us if they can use their retirement funds to buy gold and other metals. The answer is YES, if you have a self-directed retirement plan such as those provided by Entrust New Direction IRA, your IRA may invest in precious metals. This article will help you answer the next question, what kind of gold and what other metals?

With so many coins and metal choices out there in the market it can be somewhat confusing. Following is a simple step-by-step way to determine if the metal of your choice is acceptable for an IRA investment. Note that whatever your choice, the IRS will not allow you to hold the metal personally. The IRA custodian or depository will hold the metals for your IRA.

First, the basics. Your self-directed IRA can only invest in Gold, Silver, Platinum and Palladium.. The key word here is invest. Your IRA cannot buy collectibles – your IRA is only investing in the metal itself, not rare or attractive coins. The metal must be in a certain form (usually coins or bars) and/or of a certain purity. The purity or fineness of the metal is how the quality of the metal will be measured for your IRA.

When most of us hear about gold investment we picture the 400 ounce gold bars we have seen in movies. Extraordinarily heavy (about 25 pounds), those bars are also quite the expensive items, particularly with the recent price increases in gold. IRAs are often priced out of the gold bar market, but, fortunately, other options exist. One other option is smaller units of bullion, provided they meet the fineness, or purity level, requirement. Another option is coins.

Initially, the IRS deemed all coins to be collectible and disallowed IRA investments in coins. In the mid 1990s, after realizing that a 400 ounce gold bullion bar would be prohibitively expensive for most IRAs, Congress revised the rules and allowed IRAs to own certain coins in addition to bullion.

Generally these IRA allowable coins fall into two categories:

1.Coins specifically listed in the Internal Revenue Code and minted by the US. These include:
a.American Gold Eagles
Interestingly, these US minted coins are not of sufficient purity to classify them as bullion. They are only approximately 91% pure gold. The other material in the coin offsets the softness of the gold and makes the coin more durable. Gold Eagles arrive in one of 4 forms: 1/10, , and 1 full ounce coins.
b.American Gold Buffalo coins.
First minted in 2006, they are of bullion fineness, .9999 fine (known as four nines). Note that the specially processed proof version of this coin is NOT acceptable, due to the treatment raising the value of the coin beyond the value of the metal.
c.American Silver Eagles.
Silver Eagles land in only one form: 1 full ounce coin. They are of bullion fineness, but are only .999 (three nines) due to the addition of a touch of copper for added durability.
d.American Platinum Eagles.
The rarest of birds, the Platinum Eagles are minted in 4 forms: 1/10, , and 1 ounce coins. These are of .9995 fineness.
Any of the above coins which have been graded for condition by certification organizations and placed in tamper-proof plastic containers called "slabs", will generally fall into the collectible category and thus are not allowed for IRAs. If you’re not sure about this, ask your custodian or metals dealer. All US minted coins have nominal face values, but the true value is based on the value of the metal in the coin.

2.Some coins meet the minimum fineness requirements but are not rare enough to receive collector attention.
a.Gold Coins – .995+ note that gold is a soft metal (although heavy) and thus most typical minting includes other alloys to harden the coin. Therefore most minted gold coins intended for use as currency do not meet the fineness requirement.
b.Silver Coins – .999+
c.Platinum – .9995+
d.Palladium – .9995+

Non-coin forms of metal, such as smaller gold bars, must be manufactured to meet specific weight specifications for the amounts of metal included and meet the above fineness requirements.

In addition to these American options, there are some coins issued by mints of other nations that do meet the fineness requirements:
Australian Nugget (Kangaroo) Gold coins..9999 fine.
Australian Kangaroo and Kookaburra Silver coins .999
Australian Koala Platinum coin .9995 fine
Austrian Philharmonic Gold coins .9999 fine
Austrian Philharmonic Silver coins .999 fine
Canadian Maple Leaf Gold coins .9999 fine
Canadian Maple Leaf Silver coins .9999 fine
Canadian Maple Leaf Platinum coins .9995 fine
Canadian Maple Leaf Palladium coins .9995 fine
Mexican Libertad Silver Coins .999 fine
Isle of Man Noble Platinum coins .9995 fine

Some examples of coins that don’t meet the fineness requirements are: Austrian Corona and Ducat, Belgian Franc, British Sovereign and Britannia, Chilean Peso, Columbian Peso, Dutch Guilder, French Franc, German Mark, Hungarian Korona, Italian Lira, Mexican Peso and Ounza, South African Krugerrand, Swiss Franc, and any coin that falls into the "Rare", and thus collectible, category.

Again, if you’re not sure about the fineness, ask your self-directed IRA custodian or metals dealer.

Generally, coins that were actually issued for trade are not going to qualify for IRAs. Coins issued for special occasions, like Olympic games, national celebrations, and those issued in limited quantities are generally valued by collectors and their price is generally higher than the value of the raw metal. They are not allowed in IRAs.

When you are researching a particular coin, check two things:
1) Make sure the fineness of the coin meets the required amount from the table above. If not then it does not qualify.
2) Compare the price of the coin to that of an equivalent weight coin of the same metal and to global spot price of the metal. If you find the price for your coin of choice significantly higher than one or both of the other prices, pass it up for your IRA, as it is likely a collectible.

Remember that your IRA’s investment in gold is just an investment in the value of the metal; personal appeal of the form of the coin should not come into play in your investment decision. In other words, consider the value of the coin melted down – not as a conversation or art piece.

Also remember that you will not be holding the coins personally when your IRA invests. The IRA custodian will require that the coins be held in a depository, and you will likely never see them unless you take them as a distribution when you retire.

Now that you’re armed with good information on what kinds of precious metals your retirement account can invest in, you can join the gold rush. Thankfully, you won’t need to trudge up and down mountains with a pick and shovel to diversify your retirement portfolio with precious metals.

Since commercial real estate often requires a larger down payment than most individuals can come up with, investors usually pool their funds in order to raise sufficient cash to cover the down payment and other acquisition costs. Doing this incorrectly can lead to huge fines from the SEC, not to mention potential liability from lawsuits. Anytime money is pooled with the expectation of making a profit, a security is created.

After the Great Depression, the Securities Acts of 1933 and 1934 were enacted to protect the public against fraudulent securities. It was at this time that the Securities and Exchange Commission (SEC) was created to oversee the implementation of these laws. The person who pools investor funds creates a syndication and is known as a syndicator or a promoter. This person must be very careful to follow all the SEC regulations because the fines for violations are very stiff. The laws are not difficult to understand and follow, but claiming a lack of knowledge about them will not be a suitable defense. The syndicator must ensure that all the potential investors are given enough financial and other important information regarding the security being offered for sale so that they can make an informed decision about the suitability of this particular deal.

In 1946 the Supreme Court heard a case called SEC v WJ Howey. The Howey Company sold land in citrus groves in Florida and also offered to plant, harvest and sell the fruit for the new landowners, who were mostly out of state people looking for a passive investment. When things went bad, it ended up going through the courts, and resulted in what became known as the Howey Test.

This test determines what qualifies as a security and has four main points, all of which must be true.

1. There must be an investment of money, and
2. There must be a common enterprise, and
3. There must be the expectation of profit, and
4. This will be managed soley through the efforts of the promoter.

If all four of these are true, a security has been created which falls under the SEC guidelines. The most critical part of the law for our purposes is called Regulation D, usually just called Reg D. Reg D describes a private offering made only to accredited or sophisticated investors. When this is done correctly, it allows full exemption from registering the security with the federal SEC. Since registration can cost upwards of $250,000, avoiding it is a worthy goal for most of us.

An important definition to bring in at this point is that of an "accredited investor." There are two tests, either of which is sufficient for someone to be so labeled. Anyone with a net worth, with their spouse, of over $1 million qualifies as accredited. Otherwise, anyone who has received income in excess of $200,000 ($300,000 if married) for the last two years, with the expectation of that level of income in the current year, is accredited. The SEC assumes that an accredited investor has the financial acumen to make smart investing decisions without its oversight.

Investors who do not qualify as accredited can be labeled as "sophisticated investors" by the syndicator and still accepted into the pool. This will require the syndicator to know this person well enough to think they can invest in the project without harm to their financial standing.

There are three main rules of Reg D that offer the exemption from filing. The least onerous of these is called Rule 506. This rule does not have a cap on the investment size, which the other two do. In addition, it allows a syndication with an unlimited number of accredited investors, and up to 35 sophisticated investors. No general solicitation or general advertising is permitted. The promoter must have an already established relationship with any investors brought into the pool.

Anyone considering becoming a promoter in order to buy commercial real estate will absolutely need to have an attorney who specializes in SEC work to draw up all the documents involved in creating the syndication. The fees charged will be significant, but don’t rely on your regular real estate attorney for this work.

When it comes to investing in the stock market, there are just so many different possible ways of making money. Sure investing in the individual stocks can be exciting because each and every single one has its own little story. However, more and more people are turning their attention to mutual funds these days; so the important question everyone is asking is as to whether or not mutual funds are safe for the small time investor. A mutual fund in all simplicity is just a large portfolio of stocks that is very diversified. Opening a mutual fund account is easy and when you do it, it is like opening a managed account because there is an experienced investor managing all of the transactions; and who only makes money if you do.

Think of a mutual fund as the hiring of a professional investor for a much lower rate then simply opening up a managed account. If you are a small time investor, then there is no way that you could ever come close to the knowledge and experience of the portfolio manager. They also have one main advantage that you do not; they pool the investor’s investments together to increase their buying power and therefore increase the potential for profits.

Mutual funds are considered to be one of the most liquid investments around. If you are in need of some extra money, depending on your broker, an order will usually result in the cash being available for you by the end of business hours that same day. When investing in both stocks as well as bonds this is not at all possible.

Of course the best way to look at a mutual fund is the simple fact that you start off with a small amount and as each paycheck passes by, you can slowly add to your initial investment. You will not have to deal with per trade fees nor will you need to keep track of hundreds of different shares of stock. It is all done for you and it is made as simple as possible.

Sure stocks are great for someone who has large amounts to invest because those fees will seem like pennies, but to the small time investor, the mutual fund is one of the best options anyone can choose to go with. For the most part, they also carry with them a lower inherit risk then investing in stocks alone. A company can go bankrupt at any time, but not a mutual fund because their investment portfolio is expansive and ready for just about anything the markets can throw at t 1000 hem. The small time investor will find that not only is the mutual fund a safe investment, but it is also a very profitable one. Many people even look at the mutual fund accounts like a savings account which offers one of the highest returns for your investment.

Other than paying off personal debt, making the decision to embark on a long-term investing program is absolutely the best financial decision you’ll ever make. Yet for many this is where the confusion starts. Taking your first steps down financial easy street can feel a lot like Lygon Street on a Saturday night – too many spruikers trying to convince you they have the best product.

Managed funds are the best place to start your investing program if you’re starting with a few grand. Their great advantage is that they allow you to pool your money with others to get a better spread of investments than you could achieve on your own. Another benefit is that investing decisions are made by full-time experts.

Let’s take it down to street level. Just say the gang from Ramsay Street want to start investing but they don’t have any experience in buying and selling shares. The coffee shop is kicking butt so Harold has five grand to invest. Toadie has come up trumps after settling the insurance payment from killing off Dee, and Carl chips in because he needs to get his finances back on track after Susan took him to the cleaners in the divorce.

So the boys take their collective cash down to Lassiters and ask the only member of Ramsay Street with a clue about money, Lou, if he could invest the proceeds on their behalf. Sniffing an opportunity, Lou agrees to provide his investment expertise for his neighbours for a fee of 2 per cent of whatever’s invested each year …

You get the picture. Now we’ve worked out what a managed fund is, it’s time to decide what to invest in.

Managed funds, like soapie stars, come in all shapes and sizes. Most funds will invest in property, shares, or cash or fixed-interest products, or a combination of all three. Working out which fund best suits you depends on your investing time frame. If you’re going to need to draw on the money within five years, it’s probably wise to go with the safer option of a cash account, or a high yielding e-account (more about these later).

Shares have historically given the best returns over the long run, but they have also proved the most volatile. If you’re serious about creating long-term wealth, you should aim to invest in shares and have a time frame of decades not days.

Armed with this knowledge we’re now ready to start shopping for a managed fund. You can either consult a financial planner for a recommendation, or you can do it yourself with a discount broker over the internet (the two major players are E*TRADE and CommSec). The problem with many financial planners is that they often recommend only managed funds they are associated with. If you go to a financial planner employed by a bank, more often than not they’ll recommend funds owned by their bank. The other disadvantage with financial planners is that will usually charge a commission for ’selling’ you the fund, in the form of an entry fee and a trailing commission each year. Over the life of your investment, as the fund grows, this can add up to thousands of dollars.

Screw the fund manager on fees
To stop the flow of fees, you can investigate different styles of managed funds – notably indexed funds and traditional listed investment companies (which trade on the stock exchange), as these tend to offer lower fees than their retail equivalents. .

Most discount brokers rebate entry fees, and they also have search engines that allow you to check out thousands of funds. Better still, you can refine your search by stipulating certain criteria: the type of fund, historical investment returns, option of regular savings plans and management fees. The key factor is the rate of long-term returns over at least the past decade. Fees are the next biggest concern: how do the best performing funds compare with each other?

After you’ve narrowed down your list to a handful of potential favorites, download their offer documents (known as product disclosure statements, or prospectuses in the case of listed investment companies), grab a beer and have a read. None of these documents will be as exciting as The Da Vinci Code, but they shouldn’t be confusing. If you find one that bamboozles you with buzz words, bin it and move to the next.

Despite what fund managers would like you to believe, investing for the long term is a fairly simple process. As a financial adviser I’ve found that the only time things get confusing is when someone is trying to sway you away from the time-tested rules of wealth by attempting to justify why they’re ripping you off with their exorbitant fees!

Real estate investing is pretty unusual in lots of ways. Real estate investing is creative. Real estate investing is risk-taking excitement. Real estate investing is diverse activity. Most of all, real estate investing is very profitable.

I’ll never forget the words of one of my professors who said, "2% think, 8% think they think, and 90% would rather die than have a thought."

Boy, is that ever true!!!

According to surveys, 75% of the workforce hates what they do every day at their job. The survey was unneeded. Common sense and observation tells you that.

Why don’t people love what they do every day?

They hate the commute. They hate the demanding routine. They hate being demeaned by their superiors. They hate some of the people around them. On and on it goes, but most of all, they hate their limited salary – payment per what the job pays rather than payment according to their personal contribution.

The locked-in salary cap is most despicable because it pays an employee what the job is worth and not what the person is worth. The color of your skin is not the problem. The fact you were born as a female is not the problem. Your lack of superlative educational degrees is not the problem. The problem is that a job pays what the job is worth and not what the employee is worth.

Entrepreneurism is not for everyone. It takes guts to ‘go out on your own.’ It takes guts to work on commission or for projected profit-per-job. It takes guts to live in the unknown. Some can’t make the transition from salaried job to entrepreneur.

But think about it. The beauty of real estate investing is that you can do it on a shoestring budget, and you can do it part time until full-time is justified! Real estate investing is possible without cash reserves and without good credit. Real estate investing doesn’t require a big bank account or an 800 FICO score on a credit report. Real estate investing can be initiated without ever walking into a bank to request a loan and without ever filling out a mortgage app.

When I started investing in real estate, I found it incredible that I could buy a $500,000 rental property with a $10 bill, and without a credit check or income verification! And that’s exactly how I launched my real estate investing career 25 years ago. It’s even easier today because credit is the easiest to obtain ever in history. Today, someone can be released from bankruptcy and even get 100% financing the next day! We are in an amazing period of opportunity for entering real estate investing.

True, you have to know what you’re doing. But you can learn what to do. Know-how savvy in real estate investing can be learned like any other skill. And it doesn’t require one of those complicated $3000 real estate investing seminars or costly $25,000 real estate investing coaches. Many of these ‘graduates’ finish their education and don’t know where to start! And real estate investing doesn’t require full-time activity.

What it takes to transition from a job to a real estate investing career is ‘know-how savvy’ and guts. After that, the sky’s the limit.

You can investigate the possibility of ‘escaping the job’ at Real estate investing is not in any list of high school electives. You can’t get an accredited degree in real estate investing. You won’t find a high school or college guidance counselor who recommends a career in real estate investing (if the guidance counselor understood real estate investing, he or she probably wouldn’t be a guidance counselor!)

The public school system and educational curriculum in the U.S. is only a feeble attempt to prepare students to just ‘get a job.’ Unfortunately there is no class in ‘Making Money 101.’ You don’t have the opportunity to take a class in ‘How to Become Financially Independent.’ No teacher ever taught a class in ‘How to Succeed When Everyone Else is Failing.’ I never learned anything about succeeding as an entrepreneur or becoming wealthy during my 10 years in the university classroom. I only became a multi-millionaire when I learned the skills of real estate investing, and I paid the price out-of-pocket and out-of-the-classroom for that education. I learned these skills in the ole University of Hard Knocks through trial-and-error.

Never disparage the cost of education. There ain’t no free lunch. You’ve gotta get this know-how outside of a classroom, and learning how to make money is gonna cost you. But if you think the cost of education is expensive, you should calculate the cost of ignorance!

However, learning real estate investing doesn’t have to cost you an arm and a leg. Yes, I know, the real estate investing TV infomercials and the real estate investing seminars held around the country charge big bucks for those 3-day seminars and week-long Boot Camps. But that’s pocket change compared to the fees they want to collect from you later. Catch this fact: all the real estate investing infomercials and seminars target you as a candidate for ‘real estate investing coaching.’ That’s where they charge you up to $25,000 and over $50,000 per year for ‘coaching.’ And often you are assigned to some kid ’still wet behind the ears’ to call you each week or month to hold your hand and whisper in your ear what common sense and a persistent drive should already tell you! I’m not exaggerating the real estate investing educational system, because I know it inside and out. I personally know many of the so-called ‘gurus.’ I’ve been close to it for 25 years. My opinion is that the fees charged are exorbitant because the promoters have found deep pockets in the marketplace.

When I started my real estate investing career 25 years ago, real estate investing TV infomercials were unknown and real estate investing seminars were extremely rare. Back then, Mark Haroldsen followed an emerging trend started by Al Lowry and Nick Nickerson by holding occasional real estate investing seminars across the country. Later Robert Allen expanded the industry. Robert Allen promoted real estate investing conventions in the major cities across the U.S. He found a market for costly real estate investing packages of information with cassette tapes and note books. TV infomercials, expensive seminars, and outlandish coaching fees followed in subsequent years. Would-be real estate investing aspirants today who want more than an inadequate salary from a job in Dullsville often conclude that they have to ‘pay through the nose’ for real estate investing know-how.

However, through diligent searching, these wanna-bees often find that this education in real estate investing is more readily obtained from other sources than they previously imagined.

Real estate investing is probably one of the most easily learned skills never taught in school. Real estate investing is probably one of the most prolific careers available on Planet Earth. Because families now live in houses instead of caves, houses available for fix up are everywhere. And probably nothing contributes to upgrading the deplorable housing conditions across America comparable to real estate investing in fix up properties.

The entrepreneur-minded aspirant who discovers the real estate investing industry often catches a vision of life-beyond-a-job. Books and online courses offer an alternative to expensive seminars and coaching.

Some employees should hold on to their job because that’s where they are best suited. But part-time real estate investing is an opportunity for anyone to check out personal congruity in the entrepreneurial world.
